The Alberta Real Estate Association was founded in 1947 to unify and promote a standard of excellence in real estate. AREA helped foster social interaction amongst real estate agents and helped with the implementation of real estate laws in Alberta. They are the provincial body that promotes professionalism, education and responsibility with their members. Real Estate Outlook: Edmonton (October, 2005)

  • Prices for single family houses and duplex properties are at an all time high
  • Condo prices are above average
  • In October the average price for a single family home was $225, 887.00. This is a record high and is up 8.5% from the same time the previous year.
  • Duplex and row houses are up a staggering 25.9% at record high $198,223.00
  • Rural property sales was up 30% with a combined total of 390 million.
  • Homes with acreage sold for approximately $281,789.00 which is up around $52,000.00 from last year.
  • Acreages and recreational property value was about $10,000.00.
  • Homes with acreages used as recreational property, on average, $274,167.00 from $227,525.00. That is almost a $40,000.00 increase.

In 1927 the Edmonton Real Estate Board was founded to provide education and enforce a strict Code of ethics amongst its Brokers and Agents. Today the EREB represents 2,737 members and helps give back to the city of Edmonton by supporting charities through the Edmonton realtors Charitable Foundation (ERCF). What does a real estate agent do?
Most real estate agents help people buy and sell residential properties like houses, condos or town houses. There are also agents that specialize within the real estate market. They might have expertise in selling or leasing commercial properties, industrial land or real estate used for agricultural purposes.

These real estate professionals need to have extensive knowledge and understanding of their particular specialty. They will need to know about building codes and restrictions, zoning, municipal by laws and financing options for specific real estate transactions.

Most real estate agents:

  • Constantly familiarize themselves with market trends; upgrade their knowledge about real estate buying and selling.
  • Help people that want to sell their homes or properties by establishing fair market asking prices and guiding sellers through the transaction process.
  • Help buyers/ sellers by showing properties, having open houses and negotiating terms of the sale.
  • Provide clients with expert advice on market conditions, prices, mortgages, legal requirements and matters associated with their real estate transactions.
  • Do all necessary paper work, draw up sales/rental agreements and any other related contractual work necessary.

The Real Estate Career
Being a real estate agent is rarely a 9 - 5 job. Agents usually work full time and are always on call. The average work week can easily be 40 hours plus and seven days a week. Most agents work in an office setting but spend a considerable amount of time meeting people, showing real estate, consulting clients on market trends and assisting others in their real estate transactions.

Salary Expectation
All real estate agents work on a commission basis and work for licensed real estate brokers. Brokers may provide office space, clerical support and supplies in return for a portion of each agents commission. Earning potential fluctuates from month to month and amongst agents. The top producing agents earn most of the total earnings for all of the agents.
